Reasons to Seek Help From Water Damage Restoration Company

Does My Homeowners Insurance Cover Water Damage?

Water damage coverage is a popular topic among homeowners because while it is commonly offered the details of the coverage are not always the same and so it can be confusing as to what’s covered and what’s not in the event an incident occurs. Where home water damage is a concern the cost can vary up to thousands of dollars so it’s important to know what your policy covers and if you can make changes for more coverage if needed. Before we talk specifically about water damage coverage lets do a quick review on homeowner’s insurance.

    Homeowners Insurance 101

Homeowner’s insurance is broken down into several different types of coverages, here is a break down of the different types:

    1. Dwelling coverage – This kind of coverage insures the structure of the homes or the house itself along with an attached garage if you have one. So with this type of coverage in mind it may coverage water damage repair if for example plumbing related issues damaged the walls of your house.
    1. Others Structure Coverage – this includes detached garages, fences and swimming pools.
    1. Personal Property Coverage – this covers your personal possessions so if in the event a pipe bursts and ruins your new TV this coverage will replace it.

**Side note: You will need extra coverage for valuable items such as expensive jewelry, cameras, bikes or fine art.

    1. Loss of Use Coverage – If your home has become inhabitable due to water damage that was accidental and sudden this kind of coverage can help cover expenses such as hotel stays and any extra daily expenses.

Here is a list of the most common questions and answers to help you understand everything you’ll want to know about water damage and water mitigation:

    1. What kind of water damage is covered by my insurance?

As stated before this can be a most confusing area for homeowners. Here’s a good rule of thumb to go by: If the water damage occurred by something sudden or accidental(like a burst pipe for example) then your homeowner’s insurance will help cover it.

Conversely, if the damage came about due to poor maintenance of the home or wear and tear(a leak that has been dripping for a length of time) and there’s flooding from outside your insurance will not cover it.

What is or is not covered is less about the type of water damage but more about how the damage occurred. The insurance company believes as a homeowner you are responsible for maintenance and if damages occur because of deterioration and negligence they will not cover repairs.

Keep in mind that when insurance does cover damages they will pay for the resulting damage(the items affected by the pipe bursting for example) but not the burst pipe itself.

    1. Does Homeowner’s Insurance Cover Flooding?

Standard homeowners insurance will not cover flooding. Because flooding is a common occurrence there is a spate policy for floods that you can purchase called flood insurance.

If you live in a place where flooding in common flood insurance should be a priority for your home. If you have a mortgage your bank might actually require that you have flood insurance.

There is however one exception when it comes to flooding. If your home was flooded due to a burst pipe that happened suddenly and accidentally then your insurance will cover the costs associated with bursting pipe.

    1. Does Homeowners Insurance Cover Water Damage from Rain?

Because the differentiation between “flood” and “water damage” is such a gray area it depends on if your home will be covered by damages caused by rain.

Here are some examples that might help in illustrating what may and may not be covered. If you have an older roof that causes a leak in your kitchen your insurance may cover the interior damage but not the leaky roof itself.

If heavy rainfall damages your basement you will not be covered since this is considered a flood and you will have needed to add flood insurance previously to cover those damages.

If you’re still unsure of what is covered in your policy check with your insurance provider to see what types of flooding are covered.

    1. Does Homeowner’s Insurance Cover Plumbing Water Damages?

Most of the time as long as the water damage was sudden and accidental your homeowners insurance will cover damage caused by “slab leaks”(leak in copper water lines running below or imbedded into the concrete floor which cause significant damage) and other plumbing related damage.

Again in this case of coverage it will cover the items that have been damaged by the plumbing but not the plumbing itself, especially if the leak was because of negligence or poor maintenance.

    1. How Can I Avoid Water Damage?

    Pay Attention to Leaks

Being proactive about any leaks that could cause further damage is crucial in maintaining your home. Pay extra attention when there is bad weather which can be a good indicator of any leaks and sagging in a water damaged ceiling. If you do discover damage be sure to take immediate action to disable electricity and stop the flow of water. Before cleaning up the water be sure to take pictures to document the evidence for your insurance company.

    Stay On Top of Maintenance

Cleaning your gutters regularly, testing your sump pump once a year and replacing missing roof shingles are all examples of routine maintenance that should be conducted on your home. If you would prefer not to do the regular checks on your home you can hire a professional to check. It’s not expensive to do so and will most certainly save you on bigger repairs in the long run.

On a side note proper maintenance can include keeping the heat in your home to a warm temperature even while on vacation so your pipes don’t freeze.

    Prevent Basement Water Seepage

Basements are the most likely rooms to incur water damage. In order to keep your basement water free check for seepage the next time you have a big storm. You may want to invest in resealing your floors and basement walls with water sealant.

    The Bottom Line

The key to protection from water damage is asking if you could have reasonably prevented the damage. If you could have, you likely won’t be covered for damages. If flooding is a concern, be sure to purchase flooding insurance. When in doubt prevention is key.
